Planning application for The Vineries Site on Spout Lane (Ref: 25/01461/FUL).
Following our campaign in January 2026 thank you to everyone who submitted an objection to the Vineries planning application. We want from very few to enough to make a difference.
The proposal involves demolishing existing structures to erect a large office, welfare, and maintenance building alongside a massive B8 storage yard. While this might sound routine on paper, the community response has been anything but. Our neighbors are standing firm against this development for several critical reasons.
Infrastructure at a Breaking Point
The most overwhelming and universal concern is the impact on our already strained local road network. Residents are clear: Stanwell Moor is a small residential village, not an industrial thoroughfare.
Unsuitable for HGVs: Spout Lane and surrounding roads were never designed for the volume and size of heavy goods vehicles (HGVs) this project would attract.
The “One-Way Out” Trap: Due to the 7.5-ton weight limit on the Mill bridge toward the M25, all heavy vehicles would be forced to exit through the heart of our village via Horton Road, passing even more homes.
Infrastructure Decay: Our roads and pavements are already “cracking up,” poorly maintained, and suffering from potholes. Adding constant large trucks will only hasten this deterioration.
Safety Risks: Increased traffic poses a direct threat to pedestrians, cyclists, children, and even local horses, which drivers often struggle to see. All this traffic must pass directly by our shops, homes, and playgrounds.
Overdevelopment and Character Impact. There is a profound lack of trust regarding the true nature of this development and its impact on our village’s identity. Many feel the scale of the proposed buildings is entirely disproportionate to the surroundings and will overwhelm our small village character. The application represents an “inappropriate commercial use” that will “urbanize” the site and erode our semi-rural feel.
Airport Parking in Disguise?: There is a deep-seated suspicion that this may actually be an off-airport parking project under a “disguise”—a practice that has been rejected and resisted by our community in the past.
Property Values: Homeowners are understandably concerned that constant industrial noise and traffic will lead to a drop in house prices.
Health, Noise, and New Nuisances. Living in the shadow of Heathrow is difficult enough; residents argue they should not have to endure further environmental “suffering”.
Vermin and Pests: A recurring concern is that the storage of refuse on-site will worsen our village’s current struggle with rats.
Noise and Pollution: The development will increase industrial vehicle pollution and create “tidal waves” of noise and odours impacting living conditions.
Increased Flood Risk: Stanwell Moor is a known flood-risk area. Replacing permeable ground with extensive hardstanding (paving) will increase surface water runoff and water displacement, potentially flooding nearby homes during heavy rain.
The Village Verdict
The consensus from the community is loud and clear: this planning application not only offers no benefit to Stanwell Moor, it actually threatens to replace our quiet residential atmosphere with industrial noise, pollution, and safety hazards.
We are calling for this application to be REFUSED. At the very least, it must be referred to the Planning Committee for a full public hearing so that our voices can be heard in a public forum rather than being decided behind closed doors.
